Contemp. Romance. Abused heroine moves into hero’s apartment

Hi all!
I’m looking for a book I read in early 2000s. The plot is the heroine leaves an abusive relationship and leases an apartment in the hero’s building. I remember the hero owns the building and was mad at his buddy for leasing it to the heroine because he didn’t want any trouble with her ex coming around looking for her. Hoping someone can help!
