This is an utterly abysmal book, with cardboard characters, a predictable plot, and a stilted writing style. It has three messages:
1) Don't allow a tenant to take possession of your rental property without full background checks, regardless of whatever sob story they may tell you;
2) Don't pork rando women who approach you at the gym; and
3) Be very careful how you decide to resolve these two problems.
As a reviewer, I have only one message to relay here: Don't bother.
