A TWIST OF FATE...Miss Katherina Elliott leads a simple life, teaching impoverished children in London's East End. Though her school is small, to Kate it is everything: a chance to give back to her community, and a continuation of her parents' work. Kate knows little of her family's past or the circumstances of her birth-only that every three months, an envelope with no forwarding address arrives at her solicitor's office, containing enough money to pay the school's every mounting bills. She tells herself that she needs nothing more in her life, yet she longs for the handsome solicitor across the street.Lord Joshua Stuart, the second son of the Duke of Beaufort, has never fit in with the rest of his haughty elite family. Though he has a practice on Bond Street, he's always preferred working in Cheapside, where he can make a real difference. It has nothing to do with his attractive, sweet neighbor across the street-or so he tells himself. But when Kate's school is set ablaze, Joshua realizes that if they can find out who is sending the envelopes every several months, they might be able to get more funds to rebuild the school. As Joshua and Kate work to uncover the identity of the mysterious benefactor, they grow closer, until their love for each other can no longer be denied. Their search brings them to the famed fortune teller Madame Zeta, who holds the key to Kate's past. But when Kate's fate intertwines with Madame Zeta's, nothing will ever be the same. Will her love for Joshua survive fortune's twists, or will they end up as the final folly?… (more)

In Fortune's Final Folly Miss Kate Elliott seems to be the orphaned daughter of a vicar and his wife. When they dies, they left her a house in Cheapside where she continues the school that her mother started. Across the street, Joshua Stuart, solicitor watches her from afar. He inherited the job of being her solicitor when his uncle dies. That entails delivering a quarterly envelope that came ro her parents before her.
Nothing is quite as it seems and everything starts to come out after someone sets fire to the school. Joshua sees the flams and saves her life. He then takes her to his home so she has a place to live. The feelings that had been simerring as friendship also start to grow.
Kate's background is much more interesting that either of them could have imagined and it is also what puts her in danger.
This was an exciting read and the characters were all well written and you couldn't help but pull for these two to have their Happily Ever After.
