Looking for two connecting books about brothers...hero in book 1 named Lucky

Hi,
I'm looking for name and author of two books. They are about brothers. All I can remember is the hero in the first book is named Lucky. In the second book his brother marries a real estate agent that sold him and his deceased wife (she died in a car crash as she and the real estate agent were on their way to the house). He marries the agent not knowing she kept the house. There is some crazy guy sending her letters and making phone calls, and at first no one believes her. The hero's mom becomes involved with the sheriff. I know it's vague but any help will be appreciated.

I'm also trying to find the name of a book.

The main female character was put in a witness protection program cause she saw a murder and the FBI needed her to testify. In her new life she is a school teacher and the main male characters name is Sam Cooper.

Sam Cooper has a farm/ranch and I think he breed horses (?). One of his workers that stay at the farm/ranch had a son and his wife ran off with another man. They all thought the farm/ranch was cursed and it caused the wife/women to never stay around for any long length of time. The son was a student of the teacher and he was having trouble with his school work and so forth. The teacher sent a note home with the boy to have the parent/s come in to speak with her. The Dad was afraid to, so he asked Sam Cooper (his boss/friend) to go instead, so he does. When the teacher sees him she thinks that he is from her former life and after her to kill her, to keep her from testifying on the murder she saw that put her in the witness protection program.
