Read in the really late 90’s or early 2000’s (roughly 20 years ago)
A choose your own adventure style type book. Possibly written in second person with “you” as the protagonist. The book will prompt when a choice can be made at certain points and have the reader flip to a corresponding page number. “You” are depicted as an adolescent/pre teen boy. “You” start the book recently moved in to a new town. “You” have a twin sister. “You” slowly find out the town is infested by ghouls/zombies.
Here are a few endings and options I remember: You can choose to go to school and find the teacher and the students are ghouls/zombies. You can make a friend (a girl your age) and go ghoul hunting. Your mom can turn into a ghoul. You and others can “die” depending on the choices made by the reader.
I believe the cover had a frightened boy’s face and something lurking in the background, it had goosebump vibes. There were some black and white illustrations sprinkled throughout the book – Mostly at the beginning or conclusion of a story path. I recall one image of your mom as a zombie- she is peering through a door with a window at the top and two children are crouching scared behind it. “Your” dad is telling you something is wrong with your mom and not to open the door.
I know there is a choose your own adventure series of books but don’t think this is apart of it. (I went looking and reading those about ten years ago but had no luck finding this particular book).

However, by some stroke of luck, I may have found it! I’ve tried googling this book so many times to no avail but posting it here must have been a good luck charm. :)
